Hotel Yorba: What’s Next for the Detroit Landmark?

November 1, 2026 | Detroit River Live

Hotel Yorba’s rooftop sign has been a familiar sight along I-75 in Southwest Detroit for generations. Now, the century-old building has a new owner with plans to restore it—but its next chapter is still taking shape.

Detroit River Live filmed the hotel’s exterior on October 30, 2026. The video captures the recognizable sign alongside broken windows and visible deterioration.

A century of Detroit history

Built in 1926, Hotel Yorba served for decades as a residential hotel and low-cost rooming house. Its place in Detroit’s musical history grew when The White Stripes released “Hotel Yorba” on their 2001 album White Blood Cells. The building also appeared in the song’s music video.

For many Detroiters, however, the Yorba’s significance goes beyond music. It was a place where people found temporary or affordable accommodation, a role that remains part of the conversation about its future.

Why the city ordered it vacated

On September 22, 2025, Detroit’s Buildings, Safety Engineering, and Environmental Department ordered the hotel vacated after inspectors found unsafe conditions.

According to WDIV’s reporting, those conditions included missing or defective smoke detectors, broken fire-door hardware, a nonfunctioning fire-alarm panel, a leaking roof, collapsing ceilings, and insect and vermin infestations. City staff assisted displaced residents with relocation or shelter needs.

What the new owner is proposing

WXYZ reported that Kahlil Assad purchased the property for $1.8 million and estimates that renovations will cost approximately $8 million to $10 million.

Assad told the station that his team installed a new roof to help stabilize the building. He hopes to begin the renovation process in spring 2027.

The building’s eventual uses remain under discussion. Reporting by WXYZ and EL CENTRAL describes possibilities involving lodging, housing, retail, and food or beverage businesses, with neighborhood input helping shape the plans.

The renovation budget is the owner’s estimate, and spring 2027 is his stated target—not a guaranteed construction start or reopening date.

For now, Hotel Yorba stands between a difficult recent past and the possibility of a renewed future.
